Commercial flooring we install
We supply and install commercial-grade flooring for offices, retail, hospitality, medical and education spaces, and for strata common areas and body corporate buildings.
- Carpet tiles: easy to replace individually and ideal for offices
- Broadloom commercial carpet: for boardrooms, hotels and function spaces
- Commercial vinyl plank and sheet vinyl: hard-wearing and easy to clean
- Hybrid flooring: for retail fit-outs and serviced apartments
- Acoustic underlays: to meet body corporate impact sound requirements
Office flooring and staged installation
Office flooring needs to handle chairs, foot traffic and regular cleaning while keeping noise down in open-plan areas. Carpet tiles are the usual choice for workstations, with commercial vinyl in kitchens, breakout spaces and reception areas.
Minimal downtime for your business
We plan commercial jobs with you at quote stage, and larger sites can be completed in stages so part of the space stays open. We move furniture where agreed, protect surrounding areas, and leave the site clean and ready to trade.
Strata and body corporate work
For apartment buildings we check the by-laws and acoustic requirements before quoting, recommend a compliant floor and underlay combination, and coordinate lift bookings and access with building managers. Read our apartment flooring and body corporate guide for how acoustic ratings work.
Choosing the right commercial floor
The right commercial floor depends on traffic, cleaning, noise and how often the space changes. Carpet tiles are the most flexible option for offices because damaged or stained tiles can be swapped individually, and they absorb noise in open-plan areas. Commercial vinyl plank and sheet vinyl suit reception areas, kitchens, clinics and retail, where frequent cleaning and rolling loads are part of daily use. Hybrid suits boutique retail and serviced apartments where a timber look matters.
We will look at how your space is used, check the subfloor and give you a fixed written quote for the options that fit your budget and timeline. For tenancy fit-outs we can also work to a landlord's or builder's specification.
Commercial flooring cost on the Gold Coast
Commercial flooring is quoted per site rather than from a price list, because the labour involved changes much more from job to job than it does in a home. We measure on site, confirm the scope with you and then give you a fixed written quote.
These are the main things that affect a commercial flooring price. For residential supply-and-install guide prices per square metre, see our flooring cost guide.
- Floor area and layout: open floor plates are quicker to lay than spaces broken up by partitions, columns and joinery
- Product: carpet tiles, broadloom carpet, commercial vinyl plank, sheet vinyl and hybrid each have different material and labour costs
- Removal of the existing floor, including old adhesive under glue-down floors
- Subfloor preparation and levelling, which glue-down vinyl and sheet vinyl rely on for a smooth finish
- Access and timing, such as staged work or lift bookings in multi-level buildings
- Trims and transitions between different floor types, entries and wet areas
How a commercial flooring job runs
Every commercial job follows the same steps, so you know what is happening and when.
- Site measure: we measure the space, check the subfloor and talk through how the area is used day to day
- Fixed written quote: covering the product, removal, preparation, trims and a timeframe
- Scheduling: install dates are agreed around your business, and for strata work we coordinate access with the building manager
- Removal and preparation: the old flooring is lifted and disposed of, and the subfloor is prepared and levelled where needed
- Installation: the new floor is laid, with trims fitted at doorways and transitions
- Handover: we clean up, walk through the finished floor with you and explain how to look after it
Carpet tiles or broadloom carpet?
Carpet tiles come in squares or planks that are laid individually, usually over a level slab with a release adhesive. Because each tile can be lifted, they make it easy to reach floor boxes and cabling, to replace a stained or worn area, and to reconfigure a fit-out later. They also arrive in boxes that fit in a lift, which helps in multi-level buildings.
Broadloom carpet is laid from wide rolls, which gives a seamless finish with fewer joins. It suits boardrooms, function rooms, hotel corridors and other spaces where a uniform look matters more than easy replacement. Broadloom needs more planning for seams and access, and repairs involve patching rather than swapping a single tile.
We bring samples of both to the site measure and help you compare them for traffic, cleaning and the look you want.
Flooring for retail, hospitality and clinics
Retail floors take concentrated foot traffic at entries, counters and change rooms, so the product and the entry matting matter more than in most homes. Commercial vinyl plank and hybrid give a timber look on the shop floor, with carpet tiles in back offices where comfort and sound matter.
Restaurants, cafes and commercial kitchens need floors that are easy to clean and meet the slip rating the fit-out specifies. Sheet vinyl with welded joins is a common choice for kitchens and amenities. Clinics and consulting rooms often use sheet vinyl or commercial vinyl plank for easy cleaning, with carpet tiles in waiting areas and offices.
Looking after a commercial floor
Entry matting that is long enough to take a few steps on is an inexpensive way to protect a commercial floor, because it stops sand and grit at the door. Vacuum carpet tiles regularly, more often in walkways, and spot-clean spills quickly. Sweep or dust-mop vinyl floors and clean them with a pH-neutral cleaner suited to the product, as harsh chemicals and some polishes can dull the surface.
Chair mats and castors that suit the floor type reduce wear under desks. At handover we explain the care for the product you have chosen, and worn carpet tiles can be replaced individually later.
