Why timber flooring suits Gold Coast homes
Solid timber can be sensitive to Gold Coast humidity, expanding and contracting with seasonal moisture changes — which is why engineered timber is often the more practical choice for Queensland homes. Its multi-layer cross-bonded construction stays dimensionally stable through humid summers and dry winters, resisting cupping and gapping. Engineered boards can also be installed over concrete slabs common to single-storey Gold Coast homes, and many ranges can be sanded and refinished decades later — giving you the warmth and beauty of real timber without the climate risks of solid boards.
Engineered timber flooring vs solid timber on the Gold Coast
Solid timber boards are milled from a single piece of hardwood and can be sanded many times over their life. Engineered timber flooring has a real hardwood top layer bonded to a stable multi-ply or composite core. Because the core resists movement, engineered timber is generally the safer choice in humid Queensland conditions and over concrete slabs, and it can be installed faster with less disruption.
Solid Australian hardwoods such as blackbutt and spotted gum remain popular for their warmth and character, while wide-board European oak in engineered form suits modern coastal homes.
Engineered timber flooring on the Gold Coast: what to look for
Not all engineered timber boards are built the same, and most of the differences sit below the surface. Before you choose a colour, it helps to compare four things: the real timber top layer, the core, the board size and the way the boards are installed.
The top layer, sometimes called the wear layer or lamella, is the hardwood or oak you walk on. A thicker top layer gives the board more life and, on some products, allows it to be sanded and recoated in future, while a thin veneer cannot be. The core is usually multi-ply, made from cross-laminated layers of timber, or a high-density fibre or composite board. Multi-ply cores are generally the most stable when humidity changes, which matters through humid Gold Coast summers.
Board size changes the look of a room. Long, wide boards show more grain and suit open-plan living, while shorter or narrower boards suit smaller rooms and hallways. Many engineered boards have a click joint and are floated over an underlay, while others are glued directly to the slab, which gives a more solid feel underfoot. In apartments, the body corporate's acoustic rules decide which underlay or installation system can be used, so we check the by-laws before recommending a board.
Engineered timber is still real timber, so it reacts to standing water and strong sun more than hybrid or vinyl plank. It suits living areas, bedrooms and hallways, but not bathrooms or laundries. We bring engineered samples with different top layers, widths and finishes to your home, explain the differences in plain terms, and include removal of the old floor, subfloor preparation and trims in one fixed written quote.
Popular hardwood species: oak, blackbutt and spotted gum
- Blackbutt: light, even tones that suit coastal and Hamptons-style homes
- Spotted gum: rich variation and strong character, very hard-wearing
- European oak (engineered): wide boards in light, natural and smoked tones
- Darker stains: dramatic in formal living and dining rooms
Choosing board width, grade and finish
Beyond the species, three choices shape how a timber floor looks: board width, grade and finish. Wider boards, often 180 mm or more in engineered oak, show more of the grain and suit large open-plan rooms. Narrower boards suit hallways and smaller rooms, and are the traditional look for solid Australian hardwoods.
Grade describes how much natural character the boards show. Select or clear grades have an even colour with few knots or gum veins, while feature or rustic grades show more variation, which also helps hide everyday wear. Finishes range from matt to satin and gloss. Lower sheen finishes show fewer scratches and footprints, which suits busy family homes close to the beach.
We bring samples in different widths, grades and finishes to your home, so you can compare them in your own light before you decide.
Timber flooring over concrete slabs, tiles and existing floors
Many Gold Coast homes are built on concrete slabs, where engineered boards are usually floated over an underlay or direct-stuck to the slab. Either way, the slab needs to be flat and dry before the boards go down. High spots are ground back and low spots are levelled during subfloor preparation, which is included in your quote.
In older homes with timber subfloors or battens, solid or engineered boards can be fixed to the existing structure once it has been checked for movement and squeaks. Where there are existing tiles, engineered timber can sometimes be laid over them if they are well bonded and flood coated first, and our flooring over tiles guide explains what we check. Door clearances, skirting and the height change at doorways are planned at the measure, so the new floor finishes neatly against tiles, carpet and other floors.
Installing timber the right way
Timber is a natural material that moves with humidity, so installation practice matters. We allow boards to acclimatise, check the slab is flat, use the right underlay or adhesive for the product, and leave correct expansion gaps. Getting these details right is what stops cupping, gapping and squeaks down the track.
We will talk you through care as well: felt pads under furniture, a good entry mat, and cleaning with a lightly damp mop rather than a wet one. See our flooring cost guide for typical timber price ranges.
Timber flooring cost and installation methods
As a guide, timber flooring costs about $110 to $200 per m² supplied and installed on the Gold Coast. Where a floor sits in that range depends on the species, board width, finish and installation method.
Engineered boards are usually floated over an underlay or direct-stuck to the slab with a flexible adhesive. Solid timber floorboards are nailed or secret-nailed to joists or battens, or direct-stuck to a prepared slab. Pre-finished boards arrive with the coating already applied, so the floor can be used once it is laid. As timber floor installers, we recommend the method that suits your subfloor, and our engineered vs solid timber guide explains the trade-offs for anyone comparing wood flooring options.
Caring for timber floors in a coastal climate
Good timber floors last for decades when they are looked after. Keep sand and grit out with entry mats, use felt pads under chairs and tables, and clean with a vacuum and a lightly damp mop. Close blinds during the harshest afternoon sun to reduce colour change, and wipe up water promptly. Engineered timber with a durable factory finish is the easiest option for busy family homes, and solid boards can be sanded and recoated when they eventually show wear.
Timber flooring supply and installation across the Gold Coast
Streatfield Flooring supplies and installs engineered and solid timber flooring from Coomera and Hope Island in the north to Tweed Heads in the south. We are a family-owned business based in Mudgeeraba, and our mobile showroom brings timber samples to your home, so you can compare species, board widths and finishes in your own light and next to your own walls and furniture before you decide.
Your quote covers the whole job: removal of the old flooring, subfloor preparation and levelling, supply and installation of the boards, and the trims where the timber meets tiles, carpet or other floors. Stairs can be included in the same quote, so a timber living area and a matching staircase are handled in one quote.
Timber suits living areas, bedrooms and hallways. For bathrooms and laundries we suggest vinyl plank or hybrid instead. In apartments, check your body corporate by-laws and acoustic requirements first, as many buildings set a minimum acoustic rating for hard-surface floors and underlays.
